QUALIFICATIONS, SKILLS & BENEFITS

Experience
  • Degree or diploma in Construction Management, Engineering, Architecture, or a related field—or an equivalent combination of education and industry experience.
  • Minimum 3+ years of experience in construction estimating, preferably within wood-frame, prefabricated, panelized, or ICI environments.
  • Strong knowledge of MasterFormat, National Master Specifications, CCDC contracts, Ontario Building Code compliance, and standard tendering practices.
  • Professional estimating certifications (CEC, PQS, GSC, or equivalent) or willingness to obtain certification within a reasonable timeframe are an asset.

KEY RESPONSIBILITIES

Estimating & Procurement
  • Prepare detailed cost estimates for residential, multi-unit, and prefabricated projects, with a focus on trade scopes and panelized construction requirements.
  • As the design progresses, conceptual construction budgets are developed and continuously updated. The estimator interprets all project documentation—including drawings and specifications—and consistently defines and refines the project scope. Review all budget quotes from trade contractors and carefully check submissions for discrepancies to ensure the full scope of work is accurately covered.
  • Perform quantity takeoffs in coordination with the Design team, accurately assessing materials, labour, timelines, and production requirements. Ensures take-offs are well noted for hand-over to the project team. 
  • Monitor bidding platforms and construction media for new bidding opportunities and incoming RFQs.
  • Track supplier and material cost fluctuations to ensure competitive and up-to-date pricing.
  • Maintain, update, and refine estimating templates, tools, and cost databases to support consistent and accurate estimates.
  • Updates trade contractor, supplier, and vendor prequalification lists.
  • Manage procurement activities including issuing purchase orders, securing quotes, negotiating contracts, and ensuring on-time, specification-compliant deliveries.
  • Oversee inventory management; document all purchasing activity and change orders.
  • Support vendor sourcing and maintain strong relationships with suppliers and subcontractors across Ontario.
Process Improvement & Coordination
  • Implement and optimize workflows for estimating and procurement using digital tools and construction management software.
  • Collaborate closely with Design, Project Management, Production, and Site teams to ensure seamless project execution from estimate through delivery.
  • Provide recommendations and feedback to improve internal processes, cost accuracy, and project efficiency.
  • Process changes orders and support project managers in aligning budget adjustments with schedule and scope updates.
Skills & Traits
  • Highly independent, detail-oriented, and capable of leading the estimating function with minimal oversight.
  • Proficient with construction software such as BuilderTrend, and digital takeoff tools; comfortable working in Google Workspace, and advanced Excel skills.
  • Strong ability to read, interpret, and analyze architectural, structural, mechanical, and site drawings.
  • Solid understanding of construction workflows, permitting processes, subcontracting, and various project delivery methods.
  • Excellent negotiation, communication, and vendor management skills.
  • An interest or background in sustainability, prefabricated construction and or Passive House / net zero/ net carbon design is considered a strong asset.
